Hi. Have I just bought a £2000 paperweight?

Hello from a 70 year old in sunny Cornwall.
Looking for help from the experts on here.
I recently bought a 2011 Piaggio xevo 400ie in a private sale. I didn't know that you needed to have the brown master key with it so it didn't come with one.
It started fine when I was looking at it. Drove it home and then it wouldn't start.
Weirdly it will start after being left for a few hours but then wont re start.
Here are the symptoms ...
1. Ignition key to off and immobilizer light blinks every half second or so.
2. Ignition on and kill switch activated and still blinks every half second or so.
3. Kill switch to run and the immobilizer goes off then stays on, kind of flickering very fast and bike wont start.
4. Come to the bike next morning, ignition on, kill switch to run and the immobilizer turns off and bike starts.
I had a burgman an400 before this and never had any trouble until the timing chain snapped.
Any serious help would be much appreciated.

You may have already discovered it but the X9 owners club has the most expertise when it comes to Piaggios so its worth posting there as well.
Located on UK South Coast
Honda Supercub SYM Joymax 125 and Honda CB300R. Previously Silence S01, Kymco AK550, Triumph Tiger 850, Triumph Street Twin etc...
